Grout cleaning in Adelaide
Grout is where the dirt lives: lower than the tiles, porous, and soaking up every mop and every shower. Professional grout cleaning gets it out and extracts it, with the price published before anyone comes out.
Key facts
Grout cleaning in Adelaide at published prices: shower recess $149, bathroom $229, kitchen splashback $69, floor grout $8 per square metre. Every grout line is pre-treated, scrubbed and then rinsed and extracted, so the dirt leaves rather than drying back in. No call-out fee anywhere in greater Adelaide, $149 minimum booking, pay after the job. If the grout is cracked or crumbling it needs regrouting, not cleaning, and we say so.
Why grout needs its own clean
Most grout is cement. Under a magnifier it is a sponge: full of pores that drink mop water, soap, skin oils and cooking grease. The lines also sit a fraction below the tile surface, so everything you wash off the tiles drains into them and dries there. That is why a kitchen floor goes darker the more you mop, why the bottom rows of a shower go black first, and why a spray-and-wipe looks good for a week. Cleaning the tiles is easy; cleaning the grout is the job.
What professional grout cleaning involves
- A look and an honest read. Is it dirt, grease, mould, hard-water scale or a mix? Is the grout sound? Where the tile or grout is unusual we test a small patch first.
- Pre-treatment matched to the problem. An alkaline degreaser on kitchen and living-room floors, a scale and soap-scum remover in showers, a mould treatment where growth is present. Neutral products only on terrazzo, slate and natural stone.
- Dwell time, then agitation. The product is given time to work, then every grout line is scrubbed: machine agitation on open floors, grout brushes along edges, corners and wall lines.
- Rinse and extract. The dirty solution is rinsed and pulled out with a wet-vacuum. This is the step a hired machine, a steam cleaner or a mop cannot do, and it is what stops the grime drying straight back into the lines.
- Check, dry, and seal if booked. We walk it with you, tell you what to expect as it dries, and apply clear or colour sealer once the grout is dry if you have added it.
Shower and bathroom grout
Showers combine all three enemies of grout: mould in the corners and bottom rows, soap scum, and the chalky limescale film that Adelaide's hard mains water leaves on tiles and grout alike. A shower recess clean ($149) covers the walls to tiled height and the floor including the niche; a bathroom or ensuite ($229) adds the floor and any tiled walls outside the recess, with a second bathroom $179 at the same visit. Pink film near the drain comes off; black mould that has rooted into old grout usually lifts, sometimes leaving a shadow that colour sealing evens out. Mould growing inside silicone cannot be cleaned and is replaced as part of a regrout. Want to try it yourself first? Read how to get mould out of shower grout.
Kitchen and floor grout
Floor grout rarely goes black from mould. It goes brown, then grey-black, from years of mopping, with the darkest lines along the kitchen bench where airborne cooking grease acts as glue. Floor grout is cleaned at $8 per square metre, so a 20 m² kitchen and dining floor is $160; grout that has never been deep-cleaned is $11/m², and we confirm which with you before starting. A tiled splashback is $69 and a toilet or laundry floor $69 when added to another job. Large porcelain with pale grout in a newer home comes back almost completely; 1970s and 80s cement grout comes up several shades and often suits a clear seal afterwards. Cement, epoxy and coloured grout
Almost every Adelaide home has cement grout, which is what this page is about. Epoxy grout (common in newer builds and renovated bathrooms) is non-porous: it needs a wipe rather than a deep clean, and it never needs sealing. Coloured cement grout cleans the same way as white but is faded by chlorine bleach, which is one reason we don't use bleach as the main cleaner. Tell us in the quote form if your tiler mentioned epoxy, or send a photo and we'll tell you.
When cleaning isn't the answer
Grout that is cracked, powdery, soft or missing cannot be cleaned back to health; it needs replacing, which is a regrouting job quoted after an inspection and carried out by a licensed tiler. Grout that cleans up but stays patchy is a colour sealing candidate: one even colour, sealed in the same visit. We will tell you which you need before anyone comes out if you send photos with your request.
Tile and grout cleaning and sealing are not building work, so no licence is needed for them in South Australia. Regrouting and grout repair are treated as building work, so they are quoted separately and carried out by a licensed tiler.
What to expect
Usually lifts
Everyday dirt, soap scum, body oils and grease, hard-water film, and most surface mould and mildew staining on grout.
Often improves, may not fully lift
Grout that has been dark for years, deep-set stains and old mould shadows. It will be much cleaner, but may not return to its original colour. Colour sealing evens it out.
Cleaning can’t fix
Cracked, crumbling or missing grout and mould growing inside silicone. Those need regrouting or re-siliconing, which we quote separately after an inspection. Water getting in behind tiles needs a waterproofer, not us. We’ll tell you if we see it.
Grout cleaning questions
How much does grout cleaning cost in Adelaide?
Our prices are published: a shower recess is $149, a bathroom or ensuite $229, a kitchen splashback $69, and floor grout $8 per square metre ($11/m² where it has never been cleaned). There is no call-out fee and the minimum booking is $149. Most Adelaide grout cleaners quote after a visit; the one national operator that publishes a rate has a minimum charge of $350 to $400.
Is this professional grout cleaning or just a wipe-over?
Professional. The grout is pre-treated with a product matched to the soiling (degreaser on kitchen floors, scale and soap-scum remover in showers, a mould treatment where needed), every line is scrubbed with grout brushes and machine agitation, and the dirty solution is rinsed and extracted with a wet-vacuum so it does not dry back into the grout. A wipe-over with a spray is what a bond cleaner does; this is a different job.
Can you clean kitchen grout?
Yes. Kitchen floor grout is the most common floor job: grease from the cooktop glues dirt into the lines along the bench and in the walkway to the living room. We degrease, scrub, rinse and extract at $8/m², and a tiled splashback is $69. A clear seal afterwards ($5/m²) is what keeps it light.
Do you offer cheap grout cleaning?
We are not the cheapest per square metre in Adelaide; one-page sites advertise around $5.50/m² with no minimum stated. What we offer is a fixed, published price for the rooms people actually want done (a shower for $149, a bathroom for $229), no call-out fee, no $350 minimum, rinse-and-extraction on every job, and payment after the work. Compare quotes on what is included, not just the rate.
Do you steam clean grout?
Steam on its own is not how we clean grout. Steam loosens surface grime but has no way of removing the dirty water, so it tends to push it deeper into the grout. We use a chemical pre-treatment matched to the soiling, agitation, and then rinse-and-extraction so the dirt leaves the room. Hot water is used in the rinse stage.
Will grout cleaning remove mould and black grout?
Surface mould and most dark staining lift. Grout that has been stained right through for years often comes up several shades lighter but keeps a grey shadow; colour sealing covers that with one even, sealed colour. Mould inside silicone cannot be cleaned out and is replaced as part of a regrout. We tell you which to expect before starting.
How long does grout cleaning take?
About an hour to an hour and a half for a shower recess, two to three hours for a bathroom, and two to three hours for around 30 m² of floor. Grout is walkable within an hour or two afterwards; if you have booked sealing it has to dry first.
