Grout sealing and colour sealing in Adelaide
Clean grout is the start. Sealing helps it stay that way, and colour sealing evens out stains that cleaning alone can’t shift.
Clear sealing
A penetrating sealer soaks into the grout and cuts down how much water, soap and dirt it absorbs. It doesn’t change the colour. Grout stays cleaner for longer and is easier to wipe down.
- Best for: grout that cleans up well
- Floors $5/m², shower $69, bathroom $99
Colour sealing
A tinted sealer is applied to each grout line by hand. It gives one even colour, covers stains that won’t clean out, and seals at the same time. It can match the original colour or change it.
- Best for: patchy, stained or old grout that’s still sound
- Floors $16/m², shower $189, bathroom $299
Why sealing earns its keep in Adelaide
Unsealed grout behaves like a sponge. In a shower it drinks soapy, mineral-heavy water every day, and Adelaide’s water carries more dissolved minerals than most capitals, so the scale builds inside the grout as well as on the tile. On a kitchen or living-room floor it drinks mop water and the summer dust that comes in with it. Sealing doesn’t stop either completely, but it means far less soaks in, so the grout dries faster, scale and marks sit on the surface, and the next clean is a wipe rather than a scrub.
How sealing is done
- Clean first. Sealing is always applied straight after a full clean. Sealing over dirt locks it in.
- Let it dry. Sealer needs dry grout to soak in properly. In winter, or in a bathroom without a window, we use fans to help.
- Apply. Clear sealer is worked into the grout lines and the excess is wiped off the tiles. Colour sealer is applied line by line, which is why it costs more.
- Cure. Most products need around 24 hours before a shower is used. Floors usually take light foot traffic sooner. The cleaner will give you the exact time for the product used.
If the grout isn’t dry enough on the day, we won’t seal it just to finish the job. Sealing damp grout doesn’t work. We’ll agree a time to come back and seal, and the price doesn’t change.
When sealing isn’t the answer
Sealer and colour sealer only work on grout that is sound. If grout is cracked, crumbling, soft or missing, it needs replacing first. That is a regrouting job, which we quote separately after an inspection and have done by a licensed tiler. We’ll tell you honestly if that’s what we see.
Slate, terrazzo and stone
Slate and terrazzo floors can be sealed after cleaning with a penetrating sealer suited to the surface, which also helps terrazzo resist staining. We don’t apply topical “wet-look” coatings or polish stone. If you want a glossy finish restored, that is a stone restorer’s job.
Tile and grout cleaning and sealing are not building work, so no licence is needed for them in South Australia. Regrouting and grout repair are treated as building work, so they are quoted separately and carried out by a licensed tiler.
Clean first, then seal
Grout like this is sealed once it is clean and dry, so the result lasts. Example results from professional tile and grout cleaning. Every job is different: tile type, grout age and how long it has been stained all affect what comes up, so we tell you what to expect before we start.

Questions about sealing
Does sealing stop grout going mouldy?
It helps but doesn’t make grout mould-proof. Sealed grout absorbs less water and soap, so mould has less to feed on and is easier to wipe off. Ventilation and regular cleaning still matter, especially through an Adelaide winter when bathrooms stay closed up.
How long does grout sealer last?
It depends on the product, how much traffic or water the area gets, and what you clean with. A busy shower wears sealer faster than a hallway floor. Clear sealer typically needs re-applying every two to four years. Colour sealing usually lasts longer.
Can you seal grout without cleaning it first?
No. Sealing over dirty grout locks the dirt in. Sealing is always done straight after a clean, once the grout is dry, which is why it’s priced as an add-on.
Can colour sealing change my grout colour?
Yes. Colour sealing can restore the original colour or change it, for example from stained white to a mid-grey that hides marks better. Tell us what you’d like when you request a quote.
Does hard water affect sealed grout?
Less than unsealed grout. Scale from Adelaide’s water still settles on the surface, but on sealed grout it sits on top rather than soaking in, so it wipes off with a neutral bathroom cleaner instead of needing a deep clean.
When can I use the shower after sealing?
Most sealers need around 24 hours before the shower is used again, and floors can usually take light foot traffic sooner. The exact time depends on the product, and the cleaner will tell you on the day.
