The Trust city and its bathrooms

Elizabeth was built from 1955 as a satellite city by the South Australian Housing Trust, laid out in neighbourhoods around a town centre, with Davoren Park, Smithfield and Munno Para following as the city pushed north. Thousands of those original Trust homes are still lived in, many of them now privately owned or rented, and their bathrooms are instantly recognisable: a small room, wall tiles to shoulder height in the pastel of the decade, a terrazzo or small-mosaic floor, and a shower recess that has been in daily use for sixty-odd years. The grout in those rooms is usually stained right through. A bathroom clean at $229 lifts the mould, the soap scum and the hard-water film and brings the grout up several shades; where it stays shadowed, colour sealing gives it one even colour again, and where it has cracked or fallen out we quote a regrout through a licensed tiler rather than cleaning something that needs replacing.

Renewal, new estates and everything between

Playford has changed a great deal in the last fifteen years. The Playford Alive renewal has rebuilt whole streets in Davoren Park, Smithfield Plains and Munno Para, and the new estates at Munno Para West, Blakeview, Andrews Farm and out toward Gawler are among the fastest-growing in the state. Those homes have the opposite problem to the Trust houses: big porcelain tiles with pale grout through open-plan living areas, going grey from the first mop onwards and showing it. The floor rate of $8/m² covers both ends of the spectrum; neglected floors go to $11/m², confirmed with you before work starts. Between the two sit the 1970s and 80s homes of Craigmore, Hillbank and Elizabeth East, with the brown and beige tiles of the period and cement grout that has gone the colour of the family room.

Bore water north of the city

Past Munno Para and out toward Angle Vale, Virginia and the market gardens, plenty of rural-living blocks run on bore water, and a few properties within the suburbs still have a bore for the garden. Where iron-rich bore water reaches a shower or laundry it leaves orange-brown staining in the grout and around the taps that ordinary cleaners won’t shift. Rentals and inspections

Elizabeth and Davoren Park have one of the highest shares of rental housing in Adelaide, including a large number of Housing SA properties. Tenants moving out can book the tile clean for the day before the bond clean, with the handover date in the notes; property managers and owners can book between tenancies on the same published prices and have the invoice sent wherever it needs to go.
