Apartments, flats and the beach

Glenelg is Adelaide’s beach suburb, at the end of the tram line, and its housing is built for people who come and go. The marina and Holdfast Shores apartments went up from the late 1990s, with tiled living areas and fully tiled bathrooms that are let short-term for much of the year. Off Jetty Road and through Glenelg North and East are the walk-up flats and unit blocks of the 1960s and 70s, many with terrazzo stairwells and landings and small bathrooms with bath-shower combinations and fifty-year-old grout. Behind them, toward Somerton Park and Novar Gardens, are the family homes, some original and many rebuilt. The common thread is sand. It comes in on feet, towels and dogs, and it works into floor grout as a fine grey that mopping spreads. The floor rate of $8/m² covers living areas, entries and balconies; grout that has never been deep-cleaned is $11/m², confirmed first.

Short-stay bathrooms

A short-stay shower is used by a different household every few days and wiped between each one, but almost never deep-cleaned, so the grout goes grey and the hard-water film builds on the lower tiles and the screen until the bathroom looks tired in the listing photos. A shower recess clean at $149, or a bathroom at $229, with a clear seal on the grout afterwards, resets it, and sealed grout makes the between-guest wipe actually work. Owners and managers can book around the changeover window; tell us the apartment level, the lift and where a van can unload, because parking near the foreshore is hard from November to March.

Terrazzo stairwells and 60s flats

The flats of the era were built with terrazzo stairs, landings and often bathroom floors because it coped with sand and salt. It still does, but after sixty years it is grey, clogged with old polish and sometimes etched by acidic cleaners. We clean terrazzo with neutral products and seal it; we don’t grind or polish it. Strata committees can book common-area stairwells by the square metre, and individual owners can book their own units. Say what the surface is in the quote notes.

Salt air and outdoor tiles

Balconies and courtyards near the beach collect salt as well as sand, and salt leaves a white crust in grout that looks like efflorescence and attracts moisture. Outdoor tiles are cleaned at the floor rate with the right treatment and a gentle rinse, and sealed afterwards if the grout is sound. Pavers and driveways are for our sister brand.
